FIRST LOOK: Custom country home a perfect getaway

By LINDA BROWN, First Look

A secluded country paradise, yet minutes from K-68 and I-35 highway, is just one of the features of the home we’re getting a First Look at this week.

On 6.8 newly fenced acres, this five-year-old custom-built beauty is passive solar, allowing the warmth of the sun to enter the south-facing windows to naturally warm the home in the winter.

The summer sun, which is higher in the sky, is blocked from entering the home by the wide outside overhangs. This reduces the costs of heating and cooling the home year-round.

The windows — and there are a bunch of them — are all made of low-E glass and all tip-in for easy cleaning.

Insulated concrete forms provide insulation to the ground and the concrete, as well as the interior of the house, providing a more stable temperature inside the home.

Structural insulated wall panels provide two layers of sheeting on each side of the insulation core, meaning there is a more consistent and reliable insulation layer than other types of insulation can deliver.

Household water is heated with a solar water heating system on the roof that has an electrical backup system that is activated only when necessary.

This immaculate home has had little physical abuse over the past five years and is move-in ready.

All hardwood floors, an abundance of windows and an open floor plan lend an air of spaciousness and easy living to this home’s 2,700 square feet.

The great room features a cathedral ceiling, wood burning stove, two ceiling fans and a beautiful panoramic view of woods and a creek.

A built-in desk and a wall-mounted upper storage cabinet help keep home office supplies neatly tucked away.

A curved deck is accessible from the informal dining area and just steps away from the open kitchen.

The kitchen has a ton of oak cabinets and two corner-mounted lazy-Susan cabinets. An extra generous breakfast bar provides additional seating for casual family dining or guests.

The main floor master suite has three double closets, lovely outdoor views and a full size, no-nonsense master bath.

The main floor laundry room is large enough for a sewing machine and ironing board to remain set-up full time.

Downstairs are two over-sized bedrooms, a 21 by 15 foot family room and another full-size bath with a generous storage closet.

Whether littered with colorful fall leaves, pristine snow or summer-green grass, the views outside this home’s windows are stunning year-round.

Natural stone cleared from the site before construction has been formed into a fabulous retaining wall along one side of the property.

It is in the Ottawa school district, with an Ottawa address and phone exchange. This home is ideal for the family that wants the privacy of country living with the convenience of being five minutes from Ottawa and 20 minutes from Olathe.

You can get your private first look by calling Jerry Harnden at Prestige Real Estate, (785) 418-3126, or by attending an open house this weekend.

For the open house time and the home’s location, see the Ottawa Herald classified ads Saturday.
