Will property taxes rise in bad economy?

Your property tax bill isn’t going to change because of fluctuations in the market, Franklin County’s appraiser said.

That’s one of the biggest misconceptions people have about property valuations, Philip Dudley, county appraiser, said.

Appraisal valuations are set Jan. 1 of each year, although the first half of taxes isn’t due until Dec. 20 and the second half May 20 of the next year.

The bill you receive is based on mill levies from various taxing entities, he said. The appraiser’s office doesn’t set the taxes. That’s another common misconception, Dudley said.

Notices about appraised values are sent out in March, and people have two opportunities to appeal. The appeals process can continue to small claims court or even to the Kansas Board of Tax Appeals.

Very few Franklin County appeals are filed in small claims court and even fewer with the tax appeals board, Dudley said. He estimated fewer than a dozen small claims cases were filed regarding this year’s valuations.
